Four window cleaning methods
Different buildings need different methods. We assess height, access, glass type, and traffic before recommending.
High-rise rope access
IRATA-certified abseil teams clean glass facades and windows from rope. Used for buildings without permanent BMU access. Industry-standard method for towers above 3 floors.
Elevated work platform (EWP)
Cherry-pickers and scissor-lifts for mid-rise buildings and inaccessible facades. WHS-compliant, ground-anchor safety, traffic management included for street-front work.
Pure-water poles
Ground-based telescopic poles fed by purified water — reaches up to 3-4 floors with no detergent residue. Fast, clean, streak-free for low-rise. Most common method for ground floor and first-floor windows.
Traditional squeegee
Detergent solution, squeegee, microfibre detail. The gold standard for indoor commercial windows, shopfronts, and where pure-water access is not available.

Window cleaning FAQs
How often should commercial windows be cleaned in Sydney?▾
Retail shopfronts: weekly or fortnightly. Office tower external: quarterly minimum, monthly for prestige buildings. Office tower internal: monthly. Industrial and warehouse: quarterly. The Sydney climate (salt air, dust, bird activity) ages glass faster than inland cities — monthly external is recommended for high-visibility commercial buildings.
Do you do high-rise window cleaning?▾
Yes. We provide IRATA-certified rope access window cleaning for high-rise office towers, residential strata, and commercial buildings across Sydney. Our teams are insured for working-at-heights with full PPE and rescue protocols. We work with building managers on scheduling and notification to tenants. Buildings with permanent BMU systems are also serviced.
Are you insured for working at heights?▾
Yes. Public liability of $20M minimum, working-at-heights insurance for IRATA rope access teams, EWP operator certifications, and full WHS compliance documentation. Certificate of currency provided to building managers on request before every job.
What about the inside of the glass?▾
Most commercial window cleaning contracts include both internal and external. For office floors with workstations against glass, internal cleaning is done after-hours to avoid disrupting staff. For high-rise, the internal can be done during business hours independently of the external rope-access work.
Can you clean glass facades and curtain walls?▾
Yes. Glass curtain walls and full-glass facades are cleaned with either rope access or EWP depending on building access. Specialist solutions used for high-iron or reflective glass. Frame and bead cleaning included. Streak-free finish guaranteed.
How much does commercial window cleaning cost in Sydney?▾
Ground floor shopfront: $80-$250 per visit depending on size. Mid-rise office: $4-$8 per pane internal, $6-$12 external. High-rise rope access: $8-$18 per pane external. Quarterly contracts for office towers typically run $1,500-$8,000 per visit depending on building size. Industrial and warehouse pricing on quote.
